Are you planning to undertake a significant capital improvement or construction project? Why do you need an Owner’s Project Manager or Representative?

Construction projects are made up of complex sets of activities with associated costs, durations and relationships, prioritized within a hierarchy of dependencies or sequences of events, carefully managed within a critical path to achieve successful project completion.

Owners typically have a business to run and do not have the time to provide the required level of involvement or attention to detail or may not have the experience necessary to manage their own construction projects. And projects without strong Owner involvement have a tendency to drift towards the agenda of the strongest project participant, with Owners unknowingly relinquishing control to contractors, engineers and/or architects all with their own agendas. Not to say that other agendas are necessarily bad, but they aren’t necessarily the Owner’s agenda.

Who is looking after the Owner’s interests?

An experienced Owner’s Project Manager / Representative makes sure that the Owner’s agenda, the Owner’s requirements, goals and objectives remain front and center throughout the entire process. At a minimum, The Owner’s Project Manager / Representative is an advocate for the owner’s interests, but a good Owner’s Project Manager / Representative knows how to work in close collaboration with the project team to facilitate success.

How do you get started?

Work with your Owner’s Project Manager / Representative to establish a clearly formulated and articulated set of requirements, goals and objectives including your budgetary and schedule requirements before you reach out to any architects or other project team members.

Owner’s Project Manager / Representative – Partial Scope of Services

  • Assist Owner in developing requirements, goals & objectives

  • Manage the selection of the Architect, Engineer and/or other consultants

  • Consult during design development

  • Assist with hearings, meetings, presentations, permits and approvals

  • Suggest and explain various contract forms and construction process methodologies

  • Prepare initial project schedule and budget

  • Manage RFP preparation and contractor selection process

  • Assist with contract preparation

  • Represent the Owner at regular job meetings

  • Lead Value Engineering programs and strategies

  • Prepare and manage cost reporting

  • Foresee and prevent problems

  • Mitigate and manage changes

  • Assist with claims management

  • Provide continual quality review and assurance

  • Process monthly applications for payment

  • Provide continual performance monitoring

  • Focus on creative problem solving

  • Provide regular Owner updates

  • Manage commissioning, testing and start-ups

  • Direct substantial completion and punch-lists

  • Gather manuals, warranties, as-builts and other documents

  • Coordinate final payments
